MGI's planners and architects can help understand the
entitlement environment and processes as well as prepare

Design is our

MGI is an architect owned design
lead design-build firm. This means we take architectural
design very seriously. We know that design quality,
construction quality and the long term viability of a
building project stem from the comprehensive understanding
that only qualified design professionals can bring to a
project. When good design is at the beginning and is
maintained through contract documents and construction
phases, success is
assured. When design is absent or brought in at the last
minute, success is guaranteed to be only limited if it exists at
all. MGI's lead design professional is one of the only
architects that has a life-time of experience in systems
built construction methods. MGI's designs are informed by
this experience and are unmatched anywhere. |

Architectural
Modularization
|
It is not recommended as a
general strategy, but if the thought of utilizing off-site
modular construction comes to a project after design has
begun, MGI can provide "modularization" design services. We
can review existing plans and drawings and suggest a systems
built strategy for proceeding. Depending on the design, this
can be a simple or a complex process. Our review will
include an assessment of cost impacts to changing building
approaches at late stage designs so that owner goals and
strategies can be maintained. |

Sustainability
Design &
Energy Analysis

MGI is fully committed to
sustainability practices in our building projects. This
includes everything from implementing basic energy savings
strategies for operational cost savings to assisting project owners in attaining USGBC LEED®
certifications.
MGI maintains in-house expertise in
sustainable design and building practices. If Green Building
is a goal, we can provide extensive recommendations on build
strategies and can
perform sophisticated energy modeling analysis at the design
level. This kind of analysis is very useful in making
sometimes confusing decisions on where to best spend
construction dollars. It also provides additional tools for
garnering LEED certification points.
Our network of building
professionals includes manufacturers and suppliers that have
made a commitment to green building practices. We also work
with several accredited LEED APs, some of which come from a
design background and some from construction. We can call on
the most appropriate LEED AP based on the specific needs of
particular project. |

Cost
Analysis
|
At MGI we believe that an early
start on the analysis of project and construction costs can
make a huge difference on how smooth a project runs
through its full course. When costs are analyzed early and
continuously monitored, decisions and strategies can be
better informed so that the overall building project goals
can be achieved. There is also less risk to costly
construction change
orders due to cost overruns. MGI likes to work with off-site
manufacturers and on-site builders early on to validate cost
estimates at key points along the building process.

Engineering
|
Off-site building is a unique form
of building and requires a specialized knowledge of assembly
and other methodology opportunities and constraints. MGI teams with the best
and most experienced engineers in the
industry so that the entire team is fully informed in how a
project will be built. |

Permitting &
Inspections
|
MGI knows that many local
building agencies are not yet up to speed in understanding
the intricacies of off-site construction. We recommend that
the project always include third-party reviewers and third
party off-site inspectors who are experienced on our methods
of construction. This can greatly expedite the permit review
and construction inspection process. Firms that we would
recommend are a part of our network. |

Off-Site
Construction
|
There are many factories that
will claim to be modular builders. Architectural off-site
modular construction is a rarity, however. Because quality
is foremost on our agenda, MGI will only work with a select
few companies in modular manufacturing. We want to proudly
put our name on every project we do. We expect our
manufacturing partners to have the same high standards.
In
the Midwest, we work with very closely with our sister
company located in Indiana. In other regions, we will
provide a professional liaison and quality control checks to
third-party manufacturers. |

On-Site
Construction
|
Every modular project requires
some level of site work. This may be as simple as installing
foundations and site utilities, or as complex as full site
construction including soft and hardscape work. MGI is
prepared to either provide these services ourselves or to
team with a qualified general contractor. As with other
services, we have cultivated relationships with high quality
contractors who we would recommend to the team. Through our
network of qualified professionals we can literally handle
projects of most any scale. |
